Under RTA section 27, a landlord may enter for repairs, inspections, or to show the unit to a prospective purchaser or mortgagee only with written notice given at least 24 hours before entry, stating the reason, date, and a time between 8 a.m. and 8 p.m. A separate rule, section 26, lets a landlord show the unit to a prospective tenant without written notice -- but only after the tenancy's termination has been agreed to or notice of termination has been given -- and only if the landlord makes a reasonable effort to inform the tenant beforehand, still between 8 a.m. and 8 p.m. Emergencies and tenant consent at the time of entry need no advance notice at all.
