An Ontario N12 should be served only where the stated person genuinely needs the rental unit for residential occupation and the evidence can support that purpose if challenged. Before serving, check the official N12 reason, the named occupant, timing, compensation path, communications, post-vacancy plans, and records that could matter in an LTB hearing or later T5 bad-faith claim.
Official form boundary. This helper creates a preparation summary only. It does not replace a current LTB notice, application, service rule, hearing direction, order, lawyer, or licensed paralegal.
Use this as a record prompt before serving or filing. It does not decide whether the notice is in good faith.
Confirm the current Ontario rule, LTB form, filing instruction, or evidence direction before serving a notice or filing an application.
