Under Ontario's Residential Tenancies Act (RTA), security and damage deposits are prohibited; only a refundable key deposit and last month's rent deposit are legal. To claim tenant damages or clean-up costs before the Landlord and Tenant Board (via Form L10 or L2), landlords must provide documented evidence: a dated move-out inspection checklist, time-stamped handover photos, contractor repair invoices, and key return records distinguishing undue damage from ordinary wear and tear.
