break-even rent = (payment + property tax + operating costs) / (1 - vacancy rate)
Common mistake
Do not treat this as market rent. It is the rent the property needs under the stated assumptions; market rent may be lower or higher.
Two figures you may want to change
Operating costs are taken as 1.5% of property value a year (maintenance, insurance and management) and vacancy at 5%. Both are assumptions, not measurements β reasonable mid-range figures for Canadian residential rentals, and both vary by property age, city and management. Adjust them in the investor calculator for a specific deal, or check financeability with the DSCR calculator.
Excludes condo fees, utilities where paid by the landlord, capital expenditure and income tax on rental profit. An estimate for comparison between provinces, not advice on a specific property.
